Questions property managers actually ask

How exactly does the two-visit cycle work?

For curbside properties (HOAs, single-family rentals, any property with individual cans per unit), we visit twice on each collection day. Visit 1 is the day before your hauler comes — every can moved to the curb, photo proof sent. Visit 2 is the day after pickup — every can returned to its storage spot, confirmed with another photo.

Why the day after and not the same day? Because we don't know exactly when your hauler finishes the block — and neither does anyone else. The hauler's arrival time isn't published, varies block by block, and shifts with weather and route changes. Coming back the day after guarantees the cans are empty and the hauler has already passed. It's the only reliable schedule, and it's what eliminates curb-time violations.

If the hauler skips your street on a given week, we leave the cans at the curb and notify you immediately. We don't pull full cans back to storage.

What happens if the hauler misses my street on pickup day?

We find out when we do our day-after visit. If your hauler didn't come through, the cans are still full — we leave them at the curb and send you an immediate notification so you can follow up with the hauler directly. We don't haul trash ourselves (we're not a licensed hauler), so pulling full cans to storage would just delay the problem. Leaving them out is the practical call, and you'll know about it before any resident calls you.

Can residents opt out individually if the HOA contract covers them?

Yes. Units can be excluded at contract signing or added and removed mid-month with 7 days notice. Your invoice adjusts to reflect the active roster. If a resident moves out or a new unit is added, one message to your account manager is all it takes.

How is this different from hiring a handyman or a neighbor to move cans?

Three things. First, reliability — a handyman or neighbor doesn't have a route system, a backup coverage plan, or a process for your specific schedule quirks. Second, documentation — we send timestamped photo proof after every visit, which is critical if an HOA board, a tenant, or your own records ever require proof of service. Third, scope — we handle bins, bags, gate access, and irregular schedules with a consistent system. A handyman does it when they're available. We do it every week, on schedule, with a paper trail.

Do you carry insurance? Can you provide a COI?

Yes. We carry general liability insurance and can provide a Certificate of Insurance and W-9 within 1 business day of a signed agreement. For senior living facilities, assisted care, and commercial properties that require additional documentation, just let us know at the time you request a quote.

How does billing work for a mixed portfolio?

Your choice. One consolidated invoice that covers your entire portfolio, or split invoices by property type or individual address — whatever works for your accounting. All billing runs through Square, so you can pay by ACH or card. Net-30 is available for portfolios with 10 or more units.

What happens during high-turnover weeks at short-term rentals?

We sync to your check-out calendar, so the baseline service already accounts for your normal turnover pattern. For unusually heavy weeks — holiday weekends, large events, back-to-back checkouts — we can add OnDemand pickups on short notice, or you can have them pre-scheduled into your plan. Extra bags are never a surprise; they're handled before the next guest arrives.

Do you provide documentation for board meetings?

Every portfolio customer gets a quarterly service summary with visit counts, any missed-service events, photo proof samples, and access notes for the record. For HOA boards specifically, these are formatted to be presentable in a board meeting — not a raw data export.

Can I switch between service modes after signing?

Yes. If your property shifts from individual can service to bagged collection (or adds both), your account manager can adjust the contract within one billing cycle. We build service plans around your property as it actually operates — not a rigid package you're locked into.
