Garbage Drop runs the complete trash operation for property managers — curbside can valet with a full two-visit cycle, bagged trash hauling to your dumpster or city dump, and timestamped photo proof sent to you after every single visit. One invoice. One contact. No contracts.
For a property manager, trash isn't a chore — it's compliance, resident experience, and budget, all at once. Garbage Drop is built to deliver on every one of them, consistently, across your entire portfolio.
Compliance, handled
Cans go out and come back inside your HOA or municipal window every cycle — keeping your properties in good standing and violation notices off your desk.
A better resident experience
When trash just works, residents stop noticing it — fewer complaints, better reviews, and stronger renewals. The best amenity is the one nobody has to think about.
Proof on every visit
Time-stamped before/after photos for each service, visible in your portal — real, documented accountability you can forward to an owner or board in seconds.
One vendor, one invoice
Curbside cans and bagged-trash pickup for every property on a single, itemized monthly statement — clean reconciliation and one point of contact, not three.
Complete coverage, no gaps
We handle both curbside bins and bagged trash to your on-site dumpster or compactor — so a single partner covers every property type in your portfolio.
Predictable, scalable pricing
Flat, per-property pricing you can budget confidently and pass through with clarity — and it scales cleanly as you add doors and properties.
A residential script breaks down the moment an HOA board gets involved. A standard service fails when your guests check out Saturday and the hauler doesn't come until Monday. We have solved the specific failure modes that come with each property type — not just the easy ones.
The number one HOA complaint is trash cans left at the curb after pickup. We eliminate it with a two-visit cycle. Your board gets quarterly summaries. Your inbox stops filling up with complaints.
Your residents have doors, not driveways. Bags pile up, dumpsters overflow, and it all ends up on your radar. We collect every bag and haul it out — compactor, dumpster, or city dump. Residents stop seeing the problem. You stop hearing about it.
Guests check out Saturday. Your hauler comes Monday. We sync to your check-out calendar — not a generic weekly schedule — so every new guest walks into a property that doesn't smell like the last one.
You need service for 60 days. Most companies want a year. We write 30 and 90-day contracts with no multi-year lock-in and no pro-ration penalty when you pause. Service when you need it — gone when you don't.
Asking a 78-year-old to move a 50-pound trash can is not a policy — it's a liability. Our route workers are uniformed, background-checked, and on the same quiet schedule every week. Your care staff stays focused on care, not logistics.
One property, six tenants, six different trash situations. We build per-tenant schedules, invoice the way your accounting needs it, and have your COI and W-9 in your hands within 24 hours of signing.
Most trash services do one thing: move a bin to the curb. We handle everything that happens before, after, and in between — for both cans and bags — so you never have to fill in the gaps yourself.
The day before your hauler comes, every can is at the curb. The day after pickup, every can is back where it belongs. Two visits per pickup day — not one. No resident touches anything. No can sits out for three days while your phone blows up.
Residents leave bags at the door or a collection area. We pick up every bag and take it where it needs to go. You tell us the destination once at contract time — on-site dumpster, compactor, or city transfer station — and we handle it every single week without reminders.
Many properties use both — can valet for individual units, bag collection for common areas. Same contract. Same invoice.
Not a monthly report. A timestamped photo, emailed to you the same day every service happens. When a resident says "nobody came," you have the receipt. When your board wants documentation, you have it.
Every other service drops cans at the curb and calls it done. We return the day after your hauler to bring every can back. That's why HOA curb-time violations disappear when you sign with us.
We're the only service in the area that handles both curbside can valet and bagged trash collection on the same contract. If your property has both needs, you don't need two vendors and two invoices.
We're locally operated. When you call or text, you reach someone who has your gate code on file, knows your hauler's schedule quirks, and can answer a specific question about your route — not a call center reading from a script.
We don't publish a rate card because a 6-unit Airbnb fleet across two zip codes is not the same job as a 6-unit apartment at one address. Tell us what you have and we'll build your number from the actual variables — then send a clean, line-by-line quote the same day.
All units in one building? You benefit from route efficiency and we pass those savings directly to your quote.
Weekly, twice-weekly, or biweekly — frequency is the single biggest cost driver and the easiest lever to adjust.
Standard is 2 cans per unit. Senior living, Airbnb turnovers, and heavy-use properties often run more — we account for it upfront, not as a surprise charge later.
Volume pricing kicks in at 10+ units on one contract. The more stops we route together, the better your per-unit economics.
Gated entries, fob access, or irregular schedules add a flat monthly fee — not a per-stop multiplier. No surprise line items at billing time.
Need bagged trash hauled to a dumpster, compactor, or city dump? That's a flat $50/month add-on — same price whether you have 2 units or 20.
Two minutes to fill out the form. We send back a line-by-line quote, a sample invoice that shows exactly what billing looks like, and a proposed start date — all within 1 business day. Need it faster? Reply to the email and we'll make it happen.

For curbside properties (HOAs, single-family rentals, any property with individual cans per unit), we visit twice on each collection day. Visit 1 is the day before your hauler comes — every can moved to the curb, photo proof sent. Visit 2 is the day after pickup — every can returned to its storage spot, confirmed with another photo.
Why the day after and not the same day? Because we don't know exactly when your hauler finishes the block — and neither does anyone else. The hauler's arrival time isn't published, varies block by block, and shifts with weather and route changes. Coming back the day after guarantees the cans are empty and the hauler has already passed. It's the only reliable schedule, and it's what eliminates curb-time violations.
If the hauler skips your street on a given week, we leave the cans at the curb and notify you immediately. We don't pull full cans back to storage.
We find out when we do our day-after visit. If your hauler didn't come through, the cans are still full — we leave them at the curb and send you an immediate notification so you can follow up with the hauler directly. We don't haul trash ourselves (we're not a licensed hauler), so pulling full cans to storage would just delay the problem. Leaving them out is the practical call, and you'll know about it before any resident calls you.
Yes. Units can be excluded at contract signing or added and removed mid-month with 7 days notice. Your invoice adjusts to reflect the active roster. If a resident moves out or a new unit is added, one message to your account manager is all it takes.
Three things. First, reliability — a handyman or neighbor doesn't have a route system, a backup coverage plan, or a process for your specific schedule quirks. Second, documentation — we send timestamped photo proof after every visit, which is critical if an HOA board, a tenant, or your own records ever require proof of service. Third, scope — we handle bins, bags, gate access, and irregular schedules with a consistent system. A handyman does it when they're available. We do it every week, on schedule, with a paper trail.
Yes. We carry general liability insurance and can provide a Certificate of Insurance and W-9 within 1 business day of a signed agreement. For senior living facilities, assisted care, and commercial properties that require additional documentation, just let us know at the time you request a quote.
Your choice. One consolidated invoice that covers your entire portfolio, or split invoices by property type or individual address — whatever works for your accounting. All billing runs through Square, so you can pay by ACH or card. Net-30 is available for portfolios with 10 or more units.
We sync to your check-out calendar, so the baseline service already accounts for your normal turnover pattern. For unusually heavy weeks — holiday weekends, large events, back-to-back checkouts — we can add OnDemand pickups on short notice, or you can have them pre-scheduled into your plan. Extra bags are never a surprise; they're handled before the next guest arrives.
Every portfolio customer gets a quarterly service summary with visit counts, any missed-service events, photo proof samples, and access notes for the record. For HOA boards specifically, these are formatted to be presentable in a board meeting — not a raw data export.
Yes. If your property shifts from individual can service to bagged collection (or adds both), your account manager can adjust the contract within one billing cycle. We build service plans around your property as it actually operates — not a rigid package you're locked into.
